

1) How far is the subdivision from Downtown Vernon?
Hartnell Estates is located on a hill side 5km north east of downtown Vernon and a short 10 minute drive to the City Centre.
2) Does each lot have a Lake & Valley View?
The preliminary design shows that each lot will have a Lake and Valley View.
3) What kind of subdivision is it and what size are the lots?
The Hartnell Estates Subdivision is a bare land strata subdivision comprising approximately 19 lots sized between 2.5 and 7.2 acres. The zoning is Country Residential.
4) Are the lots fully serviced?
Yes. We will be providing BC Hydro, Telus, and Shaw Cable services to the lot line in addition to a paved road service.
5) What about Water and Sewer service?
The area has excellent quality water resources, providing each lot with its own well water system. This will give each owner the peace of mind not to have to rely on an already overloaded City community water system. Every lot is designed to have its own on-site septic field.
6) Are there any additional provisions or guidelines planned in terms of building design and theme or other requirements in addition to the local building code and existing covenants?
No, we do not intend to implement any additional provisions or restrictions other than the restrictions and bylaws already in place which are governed by the Regional District of North Okanagan. Please contact the Regional District at nord.ca in regards to Zoning and Building bylaws.
